How it is made

Worked out by Open Index from HM Land Registry Price Paid Data.

Each standard sale in Price Paid Data is placed in the neighbourhood, middle area and council that hold its postcode's centre point in the ONS Postcode Directory, and counted in the calendar year of its transfer. Every level counts the same sales, so neighbourhoods add up to their council.

Counts for larger areas are added up from neighbourhoods.

Zoom in past neighbourhood level and the map keeps the neighbourhood shapes and says so, rather than inventing detail.

  • Middle area1995 to 2025 (31 years)
  • Neighbourhood1995 to 2025 (31 years)

Before you use it

  • Only standard sales are counted, homes sold for their full value. Repossessions, buy-to-let purchases with a mortgage, sales to companies and other property types are left out.
  • Sales take weeks or months to be registered, so the latest year may still rise a little. A year appears once it is complete.
  • Sales mostly follow how many homes an area has, and new estates make small areas jump. Compare areas by price, not by number of sales.
  • Each sale is placed by the centre of its postcode, so a sale near a boundary can land in the next area.
  • This counts sales by the year they completed. The UK House Price Index counts by month and includes Scotland and Northern Ireland.

Colours on the map

Seven groups with about the same number of areas each, worked out from the latest period and held for every period, so colours mean the same over time.
