## Gaps

- The UK House Price Index publishes prices by property type for Northern Ireland as a whole, not for its councils: 11 (Antrim and Newtownabbey, Armagh City, Banbridge and Craigavon, Belfast, Causeway Coast and Glens, Derry City and Strabane, Fermanagh and Omagh)
- The UK House Price Index leaves out the Isles of Scilly because it has very few sales each month: 1 (Isles of Scilly)
- The UK House Price Index publishes no price for this type of home in this area: 1 (City of London)

## Caveats

- This is an average of sales of detached homes, not the value of any single home.
- Detached homes are rare in some places, such as inner London, so a few sales can move the price a lot.
- Council figures are 3-month moving averages, so each month also reflects the two months before it. Regions, nations and the UK are not smoothed.
- Each release revises the previous 12 months as more sales are registered.
- Northern Ireland figures are quarterly. They are published for Northern Ireland as a whole, not for its councils.
- Figures start in January 1995 for England and Wales, January 2004 for Scotland and January 2005 for Northern Ireland and the UK.

## Example: Hackney

The average price of a detached home in Hackney was £1,330,617 in July 2026.
That is 14% higher than London and 3 times the UK average for detached homes.
